Masbate has hundreds of kilometers of coastline across three islands — and beachfront here still trades at a fraction of Palawan, Siargao or even Sorsogon prices: typically ₱150–800 per square meter depending on access, sand quality and paperwork, with remote fishing-village frontage sometimes below that. West-coast sunsets (Balud, Mandaon), east-coast coves (Palanas, Dimasalang, Cataingan), and the island coastlines of Ticao and Burias each have their own market.

Two beachfront-specific rules to know: (1) the legal salvage zone— a 20-meter easement from the high-tide line in rural areas where you cannot build permanent structures; and (2) foreshore land belongs to the State — if part of the "lot" is actually foreshore, it can only be leased from the government, not owned.
